MOULD / AIR QUALITY SURVEYS

High humidity and condensation in buildings, due to improper ventilation,

is a common cause of indoor mould growth on walls, windows and ceilings.

Plumbing leaks, and exterior leaks through walls, roofing etc., are responsible

for most mould problems concealed in walls, attics and basements.

Surface mould in small amounts can easily be cleaned up with white vinegar and water. However, it should be noted that the mould will return if the condensation or wetting is not eliminated, and in many cases, condensation is almost impossible to eliminate completely. In general, mould and mildew are different names for the same thing. Mould that grows undetected inside of walls, crawl spaces, under floor coverings (especially in basements) can be particularly troubling because it can cause a great deal of damage to building materials, and most importantly, can affect the health of the building occupants. Some of the by-products of mould are potentially toxic substances which cause allergic reactions if touched or inhaled and can be severe to some people.

At EXCEL, we provide recommendations for the elimination of conditions leading to mould or bacterial problems upon completion of a site inspection. We can also provide for laboratory testing of mould or air samples if necessary.

BUILDING COMPONENT AUDITS

Through our many years of involvement with constructing and repairing

wood frame structures, we have gained a great deal of experience with

how various components and materials affect the overall integrity of the

building. This invaluable experience enables us to more accurately assess the present condition of the components that make up and provide comfort and shelter for the occupants such as, windows, doors, siding, insulation, roofing, ventilation, heating / cooling equipment etc. We report on the remaining service life of components with recommendations on cost effective repairs or improvements that may be needed.

INFRARED BUILDING ENVELOPE AUDITS

We utilize the latest non-invasive infrared technology for testing and

identifying the cause of water leaks, heat loss, air leakage, etc.

An infrared survey of your building walls / roof etc. will provide you with pictures and an in depth report superior to conventional inspection methods. The infrared images will clearly show heat loss, roof and wall leaks, hidden moisture behind the walls, ceilings and floors and the extent of any hidden damages. It will also show where insulation is missing, where radiant heat lines are defective and hidden problems with your electrical and mechanical system.
