RESIDENTIAL HOME INSPECTIONS

We provide both pre-purchase and pre-listing residential home inspections performed to the Canadian Association of Home and Property Inspectors (CAHPI) standards, covering all of the major systems of houses including the entire structure, windows, doors, roofing, decks, balconies, grading and grounds, plumbing, heating and cooling, electrical, insulation, interior / exterior finish, etc. We encourage our clients to attend the inspection, and welcome any questions or concerns you might have.

PRE-PURCHASE INSPECTIONS

At EXCEL, our pre-purchase home inspections are designed to:

  1. Help to remove unknown factors and greatly increase the chance of a successful purchase.

  2. Provide detailed, easy to understand reports, usually available on site after the inspection.

  3. Determine the financial impact the property will have in the foreseeable future.

  4. Establish life expectancy of major components.

  5. Identify and prioritize recommended repairs or upgrades.

At EXCEL we stand behind our inspections and remain available by telephone after the inspection to answer any questions you might have. We are among the most experienced, established inspection companies in Alberta and consistently provide our clients with dependable service and knowledge they can trust.

A note on warranties and guarantees offered by some inspection companies can be reviewed at the following link.

PRE-LISTING INSPECTIONS

Having your home inspected before putting it up for sale has the following benefits:

  1. Demonstrates a good faith effort to disclose the condition of the home and its components on the part of the seller.

  1. Issues of concern can be rectified prior to the listing of a home, thus preventing problems from occurring during the course of a transaction.

  1. If you choose to rectify or make improvements to items expressed in the inspection as needing attention, the final report will be revised after EXCEL has confirmed the work has been completed.

A pre-listing inspection is just good business. It may facilitate a smoother transaction by putting potential buyers at ease, reducing negotiating points, and bypassing stressful delays.
